    Join ULI Cincinnati on September 19, 2022, at the iconic Textile Building to get an insider look into a key development contributing to the renaissance of downtown Cincinnati’s 4th street.

    Constructed in 1905, The Textile Building was home to Cincinnati’s garment industry at a time when the city was consolidating manufacturing throughout downtown. In the 1980s, the building underwent a conversion to office, serving local and national tenants for nearly three decades.

    In 2019, The Bernstein Companies purchased Textile, with a vision to adapt it yet again into residential.

    Now, Textile Apartments, totaling over 215,000 square feet, will be mixed-use, with 282 units and more than 6,000 SF of retail space. It will offer future tenants a modern living experience within a landmark building. Spectacular views of Downtown Cincinnati and The Ohio River will pair with a rooftop lounge, state-of-the-art fitness center, indoor basketball court, rock climbing wall, golf simulator, dog wash, private speakeasy and more.

    Named the #1 Project to Watch in the Cincinnati Business Journal[1], Textile Apartments is set to open by the end of Summer 2023. Walking distance from Paul Brown Stadium and Fountain Square, it will create yet another opportunity for quality downtown living. 4th Street alone will be home to nearly 1,000 additional residential units by the end of 2024[2]

    Adaptive reuse of an historic building has become something of a Cincinnati specialty, but there are always unique site-specific challenges. Members of the panel to discuss these will include Phil Aftuck, Director of Investments at The Bernstein Companies; Mark Thomas, Senior Project Manager at HGC Construction; Sean Beasley, Principal at Strada Architecture; and Blake Bartley, Senior Real Estate Executive at Urban Fast Forward. The project team will discuss progress and show the transformation first-hand in exclusive hard hat tours of the building. 

    Following the Real Deal panel and tours, participants will gather at E&O Kitchen at The Banks for beverages, snacks and networking.

    Speakers

    Phil Aftuck

    Director of Real Estate Investments, The Bernstein Companies

    Phil Aftuck is the Director, Real Estate Investments with The Bernstein Companies where he has served for more than 10 years. He specializes in acquisitions and development and leads the investments group, which has developed over one million square-feet of office to multi-family conversations, creating almost 1,200 apartments, and utilized a combined total of $60 million in Historic Tax Credit equity in addition to opportunity zone and traditional LP equity an debt. He additionally sources traditional ground up multi-family development sites and existing hotels. Phil also work in the capital markets space, originating debt financing, joint venture equity, and tax credit equity to recapitalize existing assets and fund new acquisitions from an established network of institutional partners.

    Sean Beasley

    Principal, Strada

    Sean Beasley has more than twenty years of experience in architectural design, production, and project management. His background includes residential, commercial, educational, office, and urban design. Sean’s talents shine on adaptive reuse and historic preservation work. He has been the architect for award-winning projects such as Market Square Place, a mixed-use renovation that became a catalyst for other downtown successes, and the preservation of the original Dollar Bank, an ongoing project intended to maintain a gem of Pittsburgh’s Fourth Avenue Historic District. For additional proof of Sean’s design acumen, see the crisp new apartments in the former Schenley High School, or the Distrikt Hotel in the Salvation Army Building along with restaurant Or, The Whale. Sean is also no stranger to new construction, having served as project manager or designer for the Bridgeside II Laboratory Center, the Public Safety Building at the University of Pittsburgh, and the Blackbird Lofts, a mixed-use building in Lawrenceville. Sean earned his Bachelor of Architecture at the University of Miami. These days, his schedule stays full between family and work, but he still finds moments to shop online for new shoes and old wine.

    Blake Bartley

    Senior Real Estate Executive, Urban Fast Forward

    In almost a decade in real estate Blake has represented some of the most notable talent in the hospitality industry and some of the highest profile landlords. He has an in-depth understanding of Cincinnati neighborhoods, revitalization strategies, property positioning, and tenant recruitment, using this knowledge base to help clients envision a dynamic way forward and/or manage growth. Blake has led commercial tenant recruitment efforts for over a half billion dollars’ worth of mixed-use infill developments, including both historic redevelopment and new construction. In addition to leasing, he is experienced in acquisition and disposition of investment properties and large-scale property portfolios, as well as real estate investment and development consulting. A graduate of DAAP and trained as an Urban Planner, Blake spent several years as a design professional prior to joining Urban Fast Forward, with a special expertise in visualizing real estate developments, and was recognized as one of the top visualization artists in the world. Blake is a father of two, a bourbon aficionado, and a diehard Bearcats fan.
