In early 2014, the site where One41 Wellington currently sits was a collection of 28 individual parcels that included an under-occupied condo medical office building, a dangerous high crime dead-end City street, 11 blighted mostly vacant homes and a vacant multifamily structure. This 6+ acre site was the definition of blight. Regardless, the location of the Mt Auburn neighborhood is ideally situated between the two largest employment centers in the region and the University of Cincinnati. This particular site is adjacent to the 6th largest employer in the city and a 20-acre park. Once identified it was clear this site was prime for a higher and better use to serve people who want to live, work or play near both Downtown and Uptown. The result of that vision is a highly-amenitized, 259 unit apartment development with views of the river valley to the southwest. This project was developed in a joint venture by Uptown Rental Properties and North American Properties as a LEED project. The path to get there involved the complexity of a hillside overlay district, historic district, acquiring City streets, the Department of Transportation and Engineering, HUD deed restrictions, the Parks Department, infill soil & topography conditions, zoning approval, and continuous community involvement.
Dan Schimberg is the President of Uptown Rental Properties (URP), a firm he started in 1985 to fill a niche in high quality off-campus student housing at the University of Cincinnati. This was well before student housing was a separate class of real estate. While most of the his real estate holdings are proximate to the University of Cincinnati, URP has grown to own and manage over 3,000 multifamily units and approx. 55,000 SF of office and retail space in the Greater Cincinnati area. The firm continues to be committed to providing a wide variety of lifestyle choices catering to professionals, off-campus student housing and the work force needs in the outlying metropolitan area. Mr. Schimberg has completed over 250 single family and multifamily apartment renovations as well as constructed over 1,700 units of new urban apartments. Dan continues to be a committed community volunteer and is active with Juvenile Diabetes Foundation (past President) and chairs several initiatives for The Talbert House and Seven Hills Schools. He has participated with the UC Safety task force, Corryville Community Council (past President), Arthritis foundation, Uptown Crossings (past President) and was a Founding board member of Most Valuable Kids.
Patrice Eby Burke joined Uptown in 2012 after several years as an asset manager in real estate private equity at BlackRock in New York City. She began her career at CB Richard Ellis in Boston. Patrice oversees the pre-development of new construction projects from land acquisition through construction, working closely with the City as well as construction and design teams. She graduated from Miami University and attended the Schack School of Real Estate at New York University.
